1. Conclusion of the Rental Agreement:
By booking or expressing a wish to book, the Guest formally requests the Landlord to conclude a rental agreement. The rental agreement becomes binding for both parties once the Landlord has confirmed the booking, with price, arrival and departure dates in writing (including by fax or email) to the Guest. Should there be any deviations from your booking or your booking request, immediate re-negotiation is required. This booking confirmation (rental agreement) must be confirmed by the Guest again; otherwise, the Landlord reserves the right to cancel the booking.
2. Payment:
The Guest pays the total amount during the stay in cash, by debit or credit card. The prices indicated are final prices (excluding local tax) and include VAT and all additional costs, unless otherwise specified regarding the additional costs. They apply per room, per person for package deals. Local tax and optional and additional services may be charged separately. Optional and additional services are sometimes created by the Landlord or purchased from third parties. There is no guarantee that these services will be available or carried out.
3. Withdrawal:
The Guest may withdraw from the contract at any time before the start of the rental period by providing a written notice. The withdrawal becomes effective upon receipt of the notice by us. The following cancellation fees apply:
- Cancellation up to 91 days before arrival is free of charge.
- In case of withdrawal 30 - 90 days before the start of the rental, 40% of the apartment rental price will be charged.
- In case of withdrawal 7 - 29 days before the start of the rental, 70% of the apartment rental price will be charged.
- In case of withdrawal 0 - 6 days before the start of the rental, 90% will be charged.
- In case of travel interruption, the total travel price will be charged as agreed.
We offer travel cancellation insurance regarding a withdrawal. Typically, the Guest will receive the booking confirmation by email. This email contains a direct link to conclude travel cancellation insurance. The aforementioned fees are independent of whether we rent the apartment in the days that have become available.
4. Special Notes:
The contractual performance of the Landlord arises from the information in brochures, our website, and plan sketches. Minor deviations, including due to seasonal circumstances, are possible. The Guest's contractual obligations consist of careful and gentle use of the holiday apartments during the rental period and full payment of the costs incurred. The Landlord can provide the Guest with an adequate replacement accommodation. Any additional expenses for the replacement accommodation are borne by the Landlord.
The Guest is liable for any damage to the apartment and inventory incurred during the rental period, even if caused by third parties. Damages must be reported immediately.
Bringing pets is possible upon request.

- The AUSTRIAN HOTEL CONTRACT CONDITIONS (ÖHVB) apply in their respectively valid version. The place of jurisdiction is Reutte.
